Why soft wash instead of pressure wash?
Baton Rouge humidity keeps exterior surfaces damp for most of the year, and that's exactly what mold, mildew and algae need. The green film on the shady side of a house and the black streaks on a roof are living growth, not dirt. Blasting them with high pressure knocks off what you can see, but leaves the roots behind, and on soft surfaces it can etch siding, force water behind trim, and strip paint.
Soft washing uses low pressure, close to what comes out of a garden hose, with a cleaning solution matched to the surface. The solution does the work: it breaks down the growth, then we rinse it away. The result lasts longer because the growth is actually dead.
What we soft wash
- Vinyl, wood and Hardie board siding
- Stucco and painted masonry
- Roofs: shingle and metal
- Wood and vinyl fences
- Decks and patio covers
- Exterior window frames and trim
- Awnings and canopies
- Pool areas and screen enclosures
That includes older and historic homes in St. Francisville, where old painted wood and soft brick need a low-pressure wash.
How a soft wash visit goes
We start by walking the property and looking at what's growing where. We wet down plants and landscaping before we start and rinse them after, apply the solution at low pressure, give it time to work, and rinse each section top to bottom. Doors, windows and outdoor outlets get extra care.
Not sure which method your surface needs? That's our call to make, not yours. Tell us what you want cleaned and we'll use the right method on each part of the job.
“My house needed a good soft washing so I gave Tommy a call. He arrived on time for his appointment and gave a very reasonable price for the service I needed. My house looks brand new!”
Common questions
Is soft washing worth the money?
For painted and soft surfaces, yes. It cleans as well as high pressure without the damage, and because it kills the growth instead of just knocking it off, the surface stays clean longer.
Is soft washing safe for my plants?
We pre-wet landscaping before we start and rinse it afterwards, which keeps the cleaning solution diluted around your plants.
How long does a soft wash last?
It depends on shade, moisture and what's nearby (trees, sprinklers, standing water). Many homeowners in this climate book a wash every year or two.
